Sylvan | Thirty is a mixed-use development currently under construction on the southeast corner of Fort Worth Avenue and Sylvan Avenue. The project includes approximately 200 apartments, 55,000 square feet of commercial space, and a parking garage. The buildings surround a central courtyard and plaza space to be used for public programs, casual gathering space, and social events. Cox Farms, a local grocer, opened in May 2014. Wood Partners is developing the apartments, which are scheduled to begin leasing in summer. The remaining retail will open soon after that. This project, along with the nearby Belmont Hotel and Chicken Scratch, has served to spark additional interest in the Fort Worth Avenue corridor. City of Dallas supported through Tax Increment Financing – Fort Worth Avenue TIF District, Chapter 380 grant program, general obligation bonds for Sylvan Avenue.
